 This job represents an excellent chance to work for a well established SA business as a Commercial Property Manager. They have grown their portfolio and offices throughout The State from a local client base over the past 20 years and offer diversity as a developer/owner as well as running all leasing, sales and benefitting from the extra commission.

About the role

Reporting to the Managing Director your key responsibilities will be to manage a small commercial (80%) & residential (20%) portfolio with the resi part expected to be fully re-distributed within 12 months.

>Manage your landlords and tenants to the point where you are both fair and keep a profitable portfolio in line with SA Legislation.

>Organise maintenance.

>Inspections.             

>Arrears, budgets.            

>Rent reviews quarterly.                                      

>Manage leasing enquiries including adverts, opens, photos  

>Lease renewals

>Manage Service contracts

>Tenancy refurbishments.    

>Agent Management Agreements                  

>Handle insurance claims                                          

>Commercial bonds

You'll have a competitive base salary with a company car for full personal use and fuel card with 20% of all sales and leasing fees in addition, with no threshold. Mon-Fri. No weekends.

This company has 6 offices throughout SA and being based in the central location of Mile End, you'll be able to benefit as the sole commercial specialist from all leads/enquiries that come into the offices across all central and southern metro Adelaide.

 

Skills and experience

 You'll bring a level of understanding of the Commercial Property legislation to the point of being able to understand how to utilise discretion to keep the balance of happy clients and regular tenants.

Experience of legislation or a similar jurisdiction as in Australia is essential, in addition to your English communication in both language & literature as most situations require a high degree of personal and commercial judgement.
