The Company
This is an exceptional opportunity to work with one of the premium residential focused design firms in Adelaide. With over 60 years of experience at the management level, this team of 12 employees are looking to expand again as the residential sector goes from strength to strength in this unusual Adelaide market. Designing approximately 35 homes a year and building around 18-22 homes a year with 60% of clients having a specific need that match their 2 featured properties, with 40% being completely bespoke.  They have built a reputation with the upper echelons of Adelaide, culminating in a recent request from a doctor client who is looking for land in eastern suburbs with a build price alone of 3 million dollars.
  
Your role as a Designer
Working directly with the director of design who has been with the group for 22 years you will be an integral part of the design and build process, with the chance to develop your design ability by being introduced to the client after the initial meeting with the sales consultant where you will listen and dissect the client's brief.  Note that if you are the right culture fit but just need to gain confidence to be able to design and interact with the client, you will be given the chance to sit in to client meeting initially and learn from the director.  This is a long term role so training can be provided if you demonstrate the right personal attributes.  Then after approximately two weeks, you'll present a brochure to the client (with support from marketing) that shows the floor plan in revit and produced various models that show details such as natural light.  You'll use Lumion and Rhino for rendering too (again training can be provided in these programs). Your role is pivotal as the fees are then payable after the design presentation and approval is sort so your experience in documentation of construction drawings and coordination with engineering and other consultants will be vital.
Then you gain the pleasure of witnessing 'most' of your designs being constructed and play another key role in the contract administration phase.
  
What skills and personal attributes are necessary?
Essential to this role are
>your experience / flair for designing homes from a blank canvass, together with
>an ability to listen to, engage with and understand the client's brief.  As mentioned, much of the role is taking down very specific requirements down from the client who has done this multiple times before and knows what works and what doesn't more than anyone (in their mind). Of course some need total guidance so the key is having an idea of the cost impacts of your design and the parameters of the planning approval process while maintaining the original design intent.  This takes a high level of verbal and written communication so the preference would be for English to be the first language or at least on par with another language. 
>The ability to consult (or at least be open to be taught how) with a client and balance their sometimes competing needs and keep within their budget while maintaining a trusted relationship.  As long as you're within $100,000 of their budget, this is normally fine.
